Diamond grinding a concrete slab
COST GUIDE

What actually drives the price of your floor.

No two slabs are the same, which is why we do not post prices - we give you a real number over a quick call after hearing about your floor, then confirm it with a free walkthrough and a written itemized quote. Here is exactly what moves that number.

The six things that move the number

Every quote we write is built from the same factors. When you know them, you can read any contractor bid - including ours.

FACTOR 1

Square Footage

Bigger floors cost more in total and less per square foot - setup, masking, and machines cost the same on 400 feet as 1,400.

  • Volume pricing on larger floors
  • One mobilization, one crew, one quote
  • Measure rough length x width before you call and your number gets sharper
FACTOR 2

Slab Condition and Patching

Sound slabs with light cracking are the baseline, and our crack repair is included. Severe cracking, spalling, or breakage adds a dedicated patching day.

  • Crack repair included on every job
  • Severe damage adds a prep day
  • Old coatings that must come off add grinding time - DIY epoxy is the slowest
FACTOR 3

Moisture and the Vapor Barrier

We meter every slab. If ground moisture is pushing up, a moisture vapor barrier epoxy goes down first - it is the difference between a floor that lasts and one that peels.

  • Standard on solid color and metallic systems
  • Add-on on flake floors, priced per square foot
  • If your slab does not need it, you do not pay for it
FACTOR 4

The System You Choose

Grind and seal sits at the budget end. Flake is the garage workhorse. Metallic, quartz, and overlays run higher because of material and hand work.

FACTOR 5

Access and Site

What is on the floor, how far the trailer parks from the door, stairs, and occupied-building phasing all show up in labor hours.

  • Clear the space and the number drops
  • Island and long-distance work runs as one fixed mobilization
  • Occupied buildings get phased plans, priced honestly
FACTOR 6

Timeline

Weather windows matter for exterior work, and calendar pressure is real - booked install dates lock your pricing.

  • Deposits reserve dates and freeze the quote
  • Exterior coatings schedule around dry days
  • Fall books fast before salt season

WHY WE QUOTE BY PHONE

A posted price would have to lie to someone.

A number posted online is either padded to cover the worst slab or too low for yours. Instead, you tell Jack about the floor, he gives you a real range on the call, and the free walkthrough turns it into one flat, written, itemized quote.

No allowances, no surprise change orders for known conditions, Washington sales tax shown. The quote you sign is the number you pay.

What is always included

Some contractors quote low and sell the essentials back to you as extras. These are never extras with us.
